Each Property and Facility Management activity is based on the effective and detailed knowledge of the managed real estate and movable asset.
Incorrect or incomplete data can affect the outcome of operational activities making the partial management setup effort useless.
Managed entities
openMAINT allows to inventory and manage through datacards, customizable fields and specific workflows, the following main entities:
- housing complexes, buildings, floors, rooms
- installations (electrical plant, waterworks, heating / air conditioning system, drainage system, security, data transmission, etc.)
- technical assets belonging to the above-mentioned plants
- furniture and structural elements (doors, windows, etc.)
- external infrastructure (road networks, cycle lane, lighting, etc) and green areas (gardens, parks, etc.
Available details
For each object in the inventory, openMAINT manages the following types of information:
- ID registry: codes and other identification / localization elements, etc.;
- technical registry: physical and performance features, consistency (size, surface, volumes), condition, status, etc.;
- functional registry: intended use, operational procedures, reference to standards and rules, reference staff, etc.;
- administrative registry: maintenance costs (materials and labor), spending budget, rental and purchase agreements, supply contracts, utilities, legal status, depreciation, maintenance coverage, etc.;
- documental registry: collection of documents classified by category and described by metadata (images, technical manuals, administrative documents, descriptive videos of the asset, etc).
Flexible usability
The above-mentioned information can be represented:
- through the several ways to consult and search data made available by application standard user interface;
- with a detailed layout, through proper reports (which can also be forwarded via email)
- CI Inventory: prints the overall assets status at a given date with the desired detail level;
- Consumable stocks: computes the available quantities in each site and lists all the performed movements;
- in a synthetic graphical way, through proper dashboards and charts such as the CI summary
- CI property: shows a pie with the percentage in terms of asset condition or state;
- CI last check: hists the asset quantity grouped by last check date.
Graphical representation
Each openMAINT entity (site, asset or object) can be represented
- on georeferenced geographic GIS maps (like OpenStreetMap);
- on bidimensional interactive elements (points, lines, or areas) automatically or manually loaded into the system (from DWG files);
- on 3D models automatically or manually imported from BIM-compliant products (through IFC exchange files).
